Nearly half of Rockport's housing units (46%) were built before 1940. Thirty-four percent are from 1940 to 1979 and 8% from 2000 or later, with a median year of 1951 (ACS B25034). Detached houses are 66% of units and two- to four-unit buildings 19% (ACS B25024). Sixty-eight percent of occupied homes are owner-occupied, about 20% of units are seasonal (ACS B25004), and Rockport is on the state coastal-communities list (Massachusetts CZM).
The state inventory lists four local historic districts: Mount Pleasant - South Street (1977), Main Street (1977), Downtown (1981) and Broadway (1983) (MHC inventory). On the National Register it lists the Rockport Downtown Main Street Historic District (1976), Straightsmouth Island Light (1987), the Twin Lights Historic District (2001) and Thacher's Island Light (2001) (MHC inventory). In a chapter 40C district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). Ask the commission before changing a garage door that faces the street.
Homes near the ocean see rust on springs, cables and track bolts sooner than homes inland. Galvanized springs, coated hardware and nylon rollers hold up better. Rinse the door and hardware with fresh water a few times a year.
Many prewar houses have small detached garages or a garage cut into a slope. Low headers, short driveways and sloped floors are common. Low-headroom track and a wall-mount opener often fit where a standard setup won't.
One home in five is seasonal. A door closed all winter may have a broken spring or dead remote battery in spring. A pre-season tune-up catches it.
A carriage house door in steel or composite keeps a traditional look without wood upkeep.
The state chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with the town first.
