Groveland's housing is a mix of eras. Twenty-eight percent of units were built in 2000 or later, 29% from 1940 to 1979 and 17% before 1940, with a median year of 1983 (ACS B25034). Detached houses are 75% of units, two- to four-unit buildings 12% and attached houses 8% (ACS B25024). Ninety percent of occupied homes are owner-occupied.
Groveland Inspectional Services offers online permitting, and the page says "Please call the appropriate inspector to schedule an inspection" (Groveland Inspectional Services). The state's home improvement chart lists a garage door replacement as a possible permit item and a new installation as a yes (mass.gov). When a permit is required, we apply online and arrange the inspection.
More than a quarter of the housing is from the last 25 years. Those homes typically have two-car attached garages with insulated steel doors on torsion springs. Springs are rated for a set number of cycles. A family that uses the garage as the main entrance wears them out faster. Replacing both springs at once keeps the door balanced. See torsion spring repair.
Ranches and capes from the 1950s to 1970s often have smaller garages and older openers without photo-eye sensors. A new opener with sensors and auto-reverse is the first safety fix. See garage door openers.
About one home in six predates 1940. These lots may have barns or detached garages with low or wide openings. We measure first and size the door to the opening.
Twelve percent of units are in small multi-unit buildings. Shared garages see more cycles, so plan on a yearly tune-up.
Leaves and grit collect in the tracks. Wipe them out, lubricate hinges and rollers, and check that the bottom seal still meets the floor. See weatherstripping.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
