Sherborn is a small rural town of owner-occupied houses. Detached homes are 89% of units, with very few apartments (ACS B25024); 89% of occupied homes are owner-occupied. The median unit dates to 1968; 20% predate 1940, 53% are from 1940 to 1979 and only 9% from 2000 or later (ACS B25034).
The MHC inventory lists the Sherborn Center Local Historic District (1983). Inside a local district, the commission's review under state law reaches the type and style of doors seen from a public way (MGL c.40C §5 and §6). If your house is in the Center and the garage faces the street, check with the historic district commission before ordering. Sherborn Center and Edward's Plain-Dowse's Corner are on the National Register too MHC inventory.
On Sherborn's large lots, garages are often detached or part of a barn, set well back from the road. Wood doors on those buildings swell, rot at the bottom and get heavy, which wears out springs and openers. A steel or composite carriage house door keeps the look with less upkeep. We size new springs to the door's actual weight.
More than half the homes were built from the 1940s to 1970s. Their two-car doors are usually on their second or third set of springs, and many have openers older than 20 years with no battery backup. In a town where storms take down wires, a smart opener with a battery is a sensible upgrade.
The building department accepts building, electrical, plumbing, gas and sheet metal permit applications online. Paper applications can be dropped off at the Select Board's Office in Town Hall, Monday to Thursday 8:00 am to 3:00 pm and Friday 8 am to noon (Sherborn Building Department). On the state's chart, door replacement is a "maybe" for a permit and new installation a "yes" (mass.gov).
Licensed and insured. Proof of insurance, license and 1099 available on request.
