More than half of Dennis's housing units, 52%, are seasonal (ACS B25004). The town is on the state coastal-communities list (Massachusetts CZM). Sixty-two percent of units were built from 1940 to 1979, 11% before 1940 and 7% in 2000 or later, and the median year is 1970 (ACS B25034). Detached houses are 82% of units (ACS B25024).
The state inventory lists three local historic districts in Dennis: the Old King's Highway Regional Historic District (1973), the Dennis Village Cemetery (1973) and the South Dennis Historic District (1974) (MHC inventory). The Old King's Highway district runs under its own special act, Chapter 470 of the Acts of 1973, and the town's committee reviews exterior changes there (Acts of 1973 c.470, Dennis OKH committee). If your property is inside one of them, ask before changing a garage door's style, color or material.
The Dennis Building Department asks owners of permits from its previous EnerGov system to call to request inspections. For interior inspections, "A responsible adult (18 years or older) must be present on-site during the inspection" (Dennis Building Department). The state chart says a garage door replacement may need a permit and a new installation does (mass.gov).
With half the housing used part of the year, many garages sit closed for months. Rollers dry out, remote batteries die and a spring can break with no one there. A spring and opener check before the season, plus a smart opener you can check from home, helps.
Homes near the water see more rust on springs, hinges and track bolts. Galvanized springs and coated hardware hold up better. Rinse the hardware with fresh water and keep the bottom seal in good shape. See weatherstripping.
Many smaller houses have one-car garages with low headers. We use low-headroom track where the ceiling is tight.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
