Franklin County

Leyden is a small Franklin County town of about 310 housing units. Ninety-six percent are single-family detached (ACS B25024), and 93% of occupied homes are owner-occupied. Twenty percent of units were built before 1940, 41% from 1940 to 1979 and 17% in 2000 or later; the median year is 1976 (ACS B25034). About 9% of units are seasonal (ACS B25004).
About one in six homes is from 2000 or later. Their garages usually have insulated steel doors, torsion springs and a ceiling opener. At fifteen to twenty-five years old, expect:
A tune-up catches most of these before they fail.
Four in ten homes are from 1940 to 1979. Doors on those garages have usually been replaced once, often on the original track. If the track is loose, the door can come off. We re-anchor and align it.
Older properties keep barns and equipment sheds. For storage, a plain steel door is enough. For a heated shop, choose insulation and good seals.
About one in eleven homes is seasonal. Unplug the opener and lock the door when closing up for the winter.
Heavy snow and ice at the threshold freeze doors to the slab. Free the door by hand before pressing the button.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Tell us whether the door is stuck open or closed, whether the opener hums or clicks, and whether you see a gap in a spring above the door. That tells us which parts to bring so the visit can usually finish the job. Don't lift a door that suddenly feels very heavy.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
