Lowell's housing grew with its mills. The American Community Survey (2020-2024) shows a median year built of 1953, with 44% of housing units from 1939 or earlier (ACS B25034). Detached single-family houses make up 30% of units, two- to four-unit buildings 27% and buildings of five or more 35%; 43% of homes are owner-occupied (ACS B25024).
Lowell is specific about how permits are filed. Development Services accepts online applications for plumbing, gas, electrical, sheet metal, roofing, siding, windows, insulation and solar, but says "we do not accept online permitting for New Construction or Remodel/Alteration permits", which must be filed in person at the Development Services office in City Hall (Lowell online permitting). Garage doors aren't on the online list, so if your project needs a building permit, plan on the in-person route and ask the office which category fits.
The Massachusetts Historical Commission inventory lists Lowell local historic districts including the City Hall District, Merrimack-Middle Streets, Locks and Canals and Downtown Lowell, designated in 1983 (MHC inventory). Under MGL c.40C, a door visible from a public way inside a local district is an exterior architectural feature that needs commission approval before it changes (c.40C §5 and §6). The listed districts center on downtown and the canals, but check before replacing a visible door.
A pre-war detached garage on frost-heaved ground pulls the tracks and jambs out of line over time. Doors that bind or drift sideways are often a track and roller problem before they're a spring problem. Once the door runs straight, a tune-up keeps it that way. Where cables have frayed on one side, the door can drop off track; stop using it and call.
Multi-family buildings with shared garages put more cycles on the springs. High-cycle springs cost more up front and last longer.
We can source doors from Clopay, Garaga, Wayne Dalton and Amarr and install and service all opener brands, including LiftMaster, Chamberlain and Genie.
