Reading is a town of owner-occupied houses with an older core. The median unit dates to 1960; 27% of units were built before 1940, 48% from 1940 to 1979 and 15% in 2000 or later (ACS B25034). Detached houses are 71% of units and buildings of five or more 19% (ACS B25024). Eighty-two percent of occupied homes are owner-occupied.
The MHC inventory lists the West Street (2005), Summer Avenue (2014) and Kemp Place (2014) local historic districts. Inside them, the type and style of doors visible from a public way are exterior architectural features under state law (MGL c.40C §5 and §6). If your garage door faces the street, check with the historic district commission before ordering a new one. Reading Common and Woburn Street are on the National Register MHC inventory, which does not by itself require a review.
Houses from before 1940 around the Common and the depot often have a small detached garage with a low header and a wood door. Swapping the door for a lighter steel or composite one cuts the load on the springs, and a carriage house door keeps the period look.
Most of Reading was built from the 1940s through the 1970s: capes, colonials and ranches, many with one- or two-car garages. On those, we see broken torsion springs, frayed cables and openers more than 20 years old. A new opener with battery backup and Wi-Fi is a common upgrade.
About a fifth of units are in larger buildings; associations usually set the door model and color.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair openers of any brand.
