Newton is a city of single-family houses on old lots. The American Community Survey (2020-2024) counts 55% of its housing units as detached single-family homes and 70% of occupied homes as owner-occupied (ACS B25024, B25003). Almost half, 49%, were built in 1939 or earlier, and the median year built is 1942 (ACS B25034).
A house from the 1920s or 1930s often has a detached garage with a single narrow bay, or an attached garage added decades later. Each tends to need something different. The detached bays are often too short for a modern ceiling opener and rail, so a wall-mount opener beside the door can free the ceiling. Later additions usually have two-car doors, and a quiet belt drive matters when there's a bedroom over the garage. For homeowners who want the door to look like the house, carriage-house and insulated steel doors from Clopay, Garaga, Wayne Dalton or Amarr are what we can source.
Older doors in Newton are often wood, with sagging sections and loose hinges. Before quoting a new door we check whether panel replacement or new rollers and hinges will do.
The Massachusetts Historical Commission inventory lists five local historic districts in Newton: Newton Upper Falls (1975), Chestnut Hill (1991), Newtonville (2002), Auburndale (2005) and the Lasell Neighborhood (2005) (MHC inventory). In a local district, MGL c.40C counts doors open to view from a public street as exterior architectural features, and the historic district commission must issue a certificate before they're altered (c.40C §5 and §6). Repairs that leave the door looking the same are a different matter from a new door, but the commission decides.
The state's home-improvement chart lists door replacement as "maybe" needing a building permit (mass.gov); Newton Inspectional Services makes that call for your address.
