Norfolk County

Franklin grew fast in the late 20th century. Its median year built is 1985 and 22% of units date from 2000 or later; just 14% predate 1940 (ACS B25034). Detached homes are 62% of units, attached one-unit homes 10%, and buildings of five or more units 18% (ACS B25024). Seventy-eight percent of occupied homes are owner-occupied.
Most Franklin garages are attached, two-car and on houses built in the last four decades. The first round of original doors and openers is now wearing out. Typical calls include a torsion spring that has reached the end of its cycle life, a noisy opener over a bonus room, a stripped drive gear, or a door that bangs because the opener's travel limits have drifted. A belt-drive or smart opener is the common upgrade, and owners replacing builder-grade doors often choose an insulated steel door.
The MHC inventory lists two National Register districts: the Dean Junior College Historic District (1975) and the Franklin Common Historic District (2005). It shows no local historic district in Franklin.
The town's Payments & Permits page routes Building & Inspections permits, including building, electrical, gas and occupancy, through OpenGov. The state's home-improvement chart lists door replacement as a "maybe" for a building permit and new door installation as a "yes" (mass.gov); a new opener circuit is electrical work in its own right.
When a Franklin owner replaces a builder-grade door, the usual choices come down to insulation, window lites and style. A door with a polyurethane-insulated core is stiffer and quieter than an uninsulated pan door. Windows in the top section add light but less privacy. We bring samples so you can see how a style looks against your siding before ordering.
MassGarage is family owned with 15 years in the trade. We install Clopay, Garaga, Wayne Dalton and Amarr doors and service all opener brands, including LiftMaster, Chamberlain and Genie.
