Buckland's housing is mostly older. Forty-six percent of units were built before 1940, 34% from 1940 to 1979 and 1% in 2000 or later; the median year is 1950 (ACS B25034). Detached houses are 75% of units, two- to four-unit buildings 17% and buildings of five or more 4% (ACS B25024). Seventy-five percent of occupied homes are owner-occupied, and about 4% of units are seasonal (ACS B25004).
The state inventory lists the Shelburne Falls Historic District (1988) for Buckland on the National Register (MHC inventory). No local historic district is listed, so National Register status alone doesn't trigger a review of a garage door.
Almost half the homes are pre-war, and many sit on small village lots. Garages there tend to be detached, single-bay and close to the street. Older doors may be wood panels with extension springs along the sides. Those springs need safety cables threaded through them; without one, a broken spring can whip across the garage. We add cables or convert the door to a torsion spring.
About one unit in six is in a two- to four-unit building. A shared garage gets more cycles than a single-family's. Rollers and hinges wear faster, so plan on a yearly check. Separate keypad codes for each tenant are simpler than spare remotes.
Only about 1% of housing dates from 2000 or later, so most doors and openers in town were installed into older framing. Before hanging a new door, we check that the jambs are solid and the header isn't sagging.
Replace a stiff, cracked bottom seal before snow season. Keep salt and slush off the bottom section to slow rust on steel doors.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
