Waltham's housing spans the watch-factory era through the postwar boom. The American Community Survey (2020-2024) puts the median year built at 1961; 28% of units predate 1940 and 41% were built between 1940 and 1979 (ACS B25034). The mix is close to even: 37% detached single-family, 23% in two- to four-unit buildings and 31% in buildings of five or more (ACS B25024). Half of occupied homes are owner-occupied.
The large 1940-1979 share means many Waltham houses are capes, ranches and splits with a one- or two-car attached garage. Doors from that period are often original or on their second replacement, and a typical failure is a broken torsion spring. The 1960s and 70s steel and hardboard doors also lose their seals and dent easily; an insulated steel door makes a real difference when the garage shares a wall with a living room. Original chain-drive openers from that era rarely have modern safety reversal tuning, so we test the photo eyes and force settings on every visit and replace the opener when it fails.
The older 28% includes two-families with a detached garage in back and tight headroom; low-headroom track and a wall-mount opener are the usual answer there. Before we order a door for one of these garages, we measure the headroom, side room and backroom so the track and opener fit.
The Massachusetts Historical Commission inventory lists no local historic districts in Waltham, but it does list National Register districts, including the American Waltham Watch Company, Lyman Street, Lawton Place, East Main Street and Central Square historic districts, all listed in 1989 (MHC inventory). Ask the city whether any local review applies to your street before a visible change.
On building permits, the state's home-improvement chart lists door replacement as "maybe" and a new door installation as "yes" (mass.gov).
We can source and install doors from Clopay, Garaga, Wayne Dalton and Amarr, and we service every opener make, including LiftMaster, Chamberlain and Genie.
