Grafton has grown a lot in recent decades. Twenty-two percent of units were built in 2000 or later, 40% from 1940 to 1979 and 14% before 1940; the median unit dates to 1977 (ACS B25034). Detached houses are 63% of units, 1-unit attached 15%, two- to four-unit buildings 10% and buildings of five or more 12% (ACS B25024). Seventy-three percent of occupied homes are owner-occupied.
The 15% share of attached single-family homes is high, and many of those townhouses have one- or two-car garages built into the front. Associations usually set the door style, so we match the existing model, or swap a single panel. Newer single-family subdivisions have two- and three-car garages with openers now 15 to 25 years old, often due for a gear, sensors or replacement.
The MHC inventory lists the Grafton Common Historic District (1981) as a local historic district. Within it, the type and style of doors visible from a public way are exterior architectural features under state law (MGL c.40C §5 and §6). Check with the historic district commission before replacing a visible garage door near the Common. The National Register list MHC inventory also includes the Farnumsville and Fisherville mill-village districts, which do not by themselves require review.
Houses in the mill villages often have small detached garages. A carriage house door or a light steel door suits them.
The building department notes that "On May 15, 2020, The Town of Grafton's Building Department migrated from a paper application process to an online permitting system" (Grafton Building Department). On the state's chart, door replacement is a "maybe" for a permit and new installation a "yes" (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair openers of all brands.
