Hull's housing is old. Forty-four percent of units were built before 1940 and the median unit dates to 1946; 29% are from 1940 to 1979 and 11% from 2000 or later (ACS B25034). Detached houses are 73% of units and buildings of five or more 17% (ACS B25024). Thirteen percent of units are held for seasonal or occasional use (ACS B25004), and 80% of occupied homes are owner-occupied.
The MHC inventory lists the Hull Village Historic District, created in 1994. State law lets a district commission review exterior features seen from a public way, and doors are among them (MGL c.40C §5 and §6). Ask the historic commission before replacing a street-facing garage door in the village. The Hull Shore Drive-Nantasket Avenue listing is on the National Register (MHC inventory).
Hull is on the coastal-communities list (Massachusetts CZM). In homes near salt water, springs, cables, hinges and bottom brackets rust quickly. We recommend galvanized hardware, a yearly tune-up and a battery-backup opener for storm outages.
Many older Hull houses have tight garages with low headers. Low-headroom track and a wall-mount opener can make a short garage usable.
Doors on houses closed for the winter often stick when reopened. Have the springs and rollers checked before the first heavy use.
The Building Department asks: "Please do not email permits." Plumbing, gas and electrical permits can be applied for online. Building permit applications require Home Improvement Contractor and Construction Supervisor licenses unless you file as a homeowner, and the town lists a permit fee change as of March 14, 2022 (Hull Building Department). Any fee is a town fee, not our price. The state chart says door replacement may need a permit (mass.gov).
We install Clopay, Garaga, Wayne Dalton and Amarr doors.
