About a third of Harwich's housing units (34%) are seasonal (ACS B25004), and the town is on the state coastal-communities list (Massachusetts CZM). Detached houses are 90% of units (ACS B25024), and 85% of occupied homes are owner-occupied. Forty-two percent of units were built from 1940 to 1979, 13% before 1940 and 15% in 2000 or later; the median year is 1976 (ACS B25034).
The state inventory lists the Harwich Historic District (1973) as a local historic district; it was added to the National Register in 1975 (MHC inventory). In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6). If your house is inside the district, ask the commission before replacing a garage door you can see from the street.
With a third of the housing used part of the year, many garages sit shut through the winter. Rollers dry out, weatherstripping cracks, and a spring can break with nobody there to hear it. A check at the start of the season saves a surprise on arrival day. A smart opener lets you see the door's status from home.
Homes near salt water see rust on springs, cables, hinges and track bolts sooner than inland. Galvanized springs and coated hardware last longer. Rinse the door and hardware with fresh water a few times a year, especially the lower track brackets.
Many smaller houses have one-car garages, some with low headers or a sandy floor. We trim the bottom seal to the floor and use low-headroom track where needed. A carriage house door in a composite or steel finish fits many Cape houses.
Homes built since 2000 typically have two-car garages and insulated doors. Insulation also makes the door stiffer in wind.
The state's home improvement chart says replacing a garage door may need a permit and a new installation does (mass.gov). We confirm with Harwich.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
