Ashby is a hill town of detached, owner-occupied houses. Ninety-six percent of units are single-family detached (ACS B25024), and 95% of occupied homes are owner-occupied. Twenty-six percent of units predate 1940, 35% are from 1940 to 1979 and 19% from 2000 or later; the median year is 1970 (ACS B25034). About 3% of units are seasonal (ACS B25004).
The state inventory lists the Ashby Historic District (1997) as a local historic district (MHC inventory). In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6). If your house is inside it, ask the commission before you replace a garage door that faces the road.
A quarter of the homes are older than 1940. Their garages are often converted barns, carriage sheds or ells added later. The openings vary in width and can lean. We rebuild the jambs and header if needed so a new door seals. A wood-look carriage house door keeps a barn's character without the weight of solid wood.
Long winters are hard on doors. Ice can freeze the bottom seal to the slab, and an opener that keeps pulling will strain its gears or snap a cable. Chip the ice free first. A heavier vinyl seal and a slab that drains away from the door help. Insulated doors keep an attached garage above freezing more often.
About a fifth of the housing is from 2000 or later, mostly with attached two-car garages. Their builder doors and openers are now due for new rollers and a spring check.
A spring that breaks in the cold is common in winter. If you hear a bang and the door won't lift, don't force it. See broken spring repair.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the Ashby building department before work.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
