Northbridge's housing reflects its mill-town past. A quarter of units (25%) predate 1940, 31% are from 1940 to 1979 and 17% from 2000 or later; the median unit dates to 1973 (ACS B25034). Detached houses are 56% of units, 1-unit attached 13%, two- to four-unit buildings 17% and larger buildings 13% (ACS B25024). Seventy percent of occupied homes are owner-occupied.
The MHC inventory lists the Whitinsville, Linwood and Rockdale Common Housing districts on the National Register, much of it worker housing built for the mills. Many of those double houses share a lot, and garages, where they exist, are small detached buildings added later, with narrow openings and short headers. A door for one of those has to be sized to the opening, not to a stock 9-by-7. If the header is tight, low-headroom track or a wall-mount opener may be needed.
The Whitinsville-Downtown Crossroads district was made a local historic district in 2019 MHC inventory. Under state law, a local district commission reviews exterior features seen from a public way, door type and style among them (MGL c.40C §5 and §6), so ask before swapping a visible garage door downtown.
Northbridge has added townhouses and single-family subdivisions since the 1990s. Those garages usually have two-car insulated doors on torsion springs and openers now old enough for sensor and gear failures. If the door goes up a few inches and comes back down, start by checking the photo-eyes.

The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
