Rochester is almost entirely detached houses: 94% of units are single-family detached (ACS B25024), and 88% of occupied homes are owner-occupied. The median unit dates to 1984. Thirteen percent of units predate 1940, 33% are from 1940 to 1979 and 21% from 2000 or later (ACS B25034).
The state inventory lists the Rochester Center Historic District (1999) as a local historic district (MHC inventory), and East Rochester Church and Cemetery on the National Register (MHC inventory). A local district commission reviews exterior changes that can be seen from a public way (MGL c.40C §5 and §6). If your house is in Rochester Center, ask the commission before you change the style of a visible garage door.
Rochester's residential building permit application covers work "To Construct, Repair, Renovate or Demolish a One or Two Family Dwelling," and the town notes "Online Permitting for Building Permits Only Is Now Available" through OpenGov (Rochester Building Department). The state chart lists a replacement garage door as something that may need a permit, and a new installation as something that does (mass.gov).
Many homes sit on large lots with long driveways, attached two-car garages and sometimes a separate barn or workshop. A smart opener shows whether a door is open, and a keypad by each door saves carrying remotes.
About a fifth of the housing is from 2000 or later, mostly with insulated steel doors and torsion springs. When a spring breaks, the door won't lift and the opener may hum or strain. Don't keep pressing the button; call for broken spring repair.
Older barns and detached garages may have wide or uneven openings. We measure each opening and can fit a carriage house door or a custom-sized steel door.
Lubricate rollers and hinges twice a year, keep the tracks clean, and test the auto-reverse monthly.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
