County
Franklin County is the rural northern stretch of the Pioneer Valley: Greenfield, Montague, Deerfield, Orange and 22 other towns, all inland and none on the CZM coastal list (CZM).
The American Community Survey (2020-2024) shows 35% of the county's housing units built in 1939 or earlier and 35% from 1940 to 1979; only 10% are from 2000 on, and the median year built is 1962 (ACS B25034). Detached houses make up 66% of units, two- to four-unit buildings 17%, and 70% of homes are owner-occupied (ACS B25024).
Franklin County's historic districts are National Register listings. The Massachusetts Historical Commission inventory layer lists no local historic district areas here, but it does list 34 National Register district areas, including Old Deerfield Village (1960), Shelburne Falls (1988), Turners Falls (1982), Greenfield's Main Street (1988) and Northfield Main Street (1982) (MHC inventory). Certificate review under MGL c.40C is tied to local districts a town adopts, so ask your town whether any other local review applies before changing a door on an old village house.
On an old rural property, the garage may be a barn, a shed or a detached building put up long before standard door sizes. That can mean odd openings, uneven floors and little headroom. For those, a custom-sized door or a carriage-house design is often the right fit, and weatherstripping does a lot on an uneven slab.
Older doors here often use extension springs. We repair them with safety cables, or switch to torsion springs if the headroom allows. See broken spring repair for what to do when a spring goes.
For a detached garage on a long driveway, an opener with a keypad or a smart opener saves a walk in the snow. We service and install all opener brands, including LiftMaster, Chamberlain and Genie.
The state chart lists door replacement as "maybe" needing a building permit and installation as "yes" (mass.gov). We can source and install Clopay, Garaga, Wayne Dalton and Amarr doors. MassGarage is family owned with 15 years in the business.
