More than half of Monterey's housing is seasonal: about 57% of units (ACS B25004). Ninety-six percent of units are single-family detached (ACS B25024), and 87% of occupied homes are owner-occupied. Twenty-nine percent of units were built before 1940, 29% from 1940 to 1979 and 17% in 2000 or later; the median year is 1973 (ACS B25034).
With most homes used part of the year, garage problems tend to show up at the start of a stay: a door that won't open on the first warm weekend, or an opener that died in a winter outage. A few steps help:
If a caretaker or contractor visits while you're gone, give them a keypad code instead of a spare remote. Change it at the end of the season.
Three in ten homes predate 1940. Their garages are often small, with low headers. Low-headroom track or a wall-mount opener fits where a standard setup won't.
About one in six homes is from 2000 or later. Many have two-car garages with insulated doors; their first springs are wearing out now.
Snow sliding off the roof piles against doors. Clear it before opening.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Gravel drives track grit into the garage, and it wears the bottom seal. Sweep the threshold now and then.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
