Yarmouth is a Cape Cod town where many houses sit empty part of the year: 29% of all housing units are held for seasonal or occasional use (ACS B25004). Most homes are postwar. Sixty-one percent of units were built from 1940 to 1979, 7% before 1940 and 7% in 2000 or later, with a median year of 1974 (ACS B25034). Detached houses make up 81% of units (ACS B25024), and 82% of occupied homes are owner-occupied. Yarmouth is on the state's list of coastal communities (Massachusetts CZM).
The state inventory lists the Old King's Highway Regional Historic District (1973) in Yarmouth, along with the Northside, Thomas Bray Farm and Taylor - Bray Farm districts (MHC inventory). On the National Register it also lists the Yarmouth Camp Ground and South Yarmouth - Bass River districts (MHC inventory). That district runs under its own special act, Chapter 470 of the Acts of 1973 (Yarmouth OKH committee). If your house is in it, ask the town's historic district committee before changing the look of a garage door you can see from the street.
A door that sits closed all winter can come back in spring with a seized roller, a rusted spring or a dead opener battery. Before you leave for the season, unplug the opener or lock it out, and have the door checked when you return. A garage door tune-up covers springs, cables, rollers and the auto-reverse.
Close to the water, salt air corrodes springs, hinges and track bolts faster than inland. Galvanized or coated hardware lasts longer, and a steel garage door with a factory finish holds up better than raw wood. Rinse the door and hardware with fresh water a few times a year.
Yarmouth says "The Town of Yarmouth uses the OpenGov permitting system," and its Building Department "issues all building permits and performs inspections" (Yarmouth Building Department). The state chart says a replacement door may need a permit and a new installation does (mass.gov). We confirm with the town before the work.
