Rockland's housing is a mix of old and postwar. Thirty percent of units predate 1940, 38% date from 1940 to 1979, and the median year built is 1962 (ACS B25034). Detached homes are 54% of units, two- to four-unit buildings 21% and attached one-unit homes 11% (ACS B25024). Seventy-six percent of occupied homes are owner-occupied.
Rockland's Building Department page says the department does not do inspections on Fridays, and that applicants must print their permits to keep on site during the project. Building permit applications can be filed online. If a garage project needs a permit and an inspection, plan the work for earlier in the week. The state's chart lists door replacement as a "maybe" for a building permit and new door installation as a "yes" (mass.gov).
On streets of two- to four-unit houses, garages are often shared or added behind the house years after it was built. We see bent tracks from tight turns, worn cables, and openers that were never wired to a dedicated outlet. Replacing a bent section and realigning the door is common work. In older detached garages, carriage-house or plain flush steel doors on low-headroom track are typical replacements.
The MHC inventory lists the Lower Union Street Historic District (1989) and the Holy Family Roman Catholic Church Complex Historic District (2025) on the National Register. It shows no local historic district in Rockland.
Tight turns into older Rockland garages mean a fair number of doors get clipped. If yours has been hit, don't keep running the opener: a bent section or a twisted track can make the door jump off its rollers. Disconnect the opener, leave the door where it is and call us. Often a single section and some track work fix it.
Doors: Clopay, Garaga, Wayne Dalton and Amarr. Openers: all brands, including LiftMaster, Chamberlain and Genie.
