West Springfield's housing is mostly midcentury. Forty-six percent of units were built from 1940 to 1979, 28% before 1940 and 7% in 2000 or later; the median unit dates to 1958 (ACS B25034). Detached houses are 53% of units, buildings of five or more 24% and two- to four-unit buildings 18% (ACS B25024). Fifty-eight percent of occupied homes are owner-occupied.
The state inventory lists two local historic districts: the Broadway Historic District (1972) and the White Church Historic District (1973) (MHC inventory). In a local district, the commission reviews exterior changes that can be seen from a public way (MGL c.40C §5 and §6). If your house is in one of them, check with the commission before changing a visible garage door.
Postwar homes often have one-car garages, attached or detached, with doors on extension springs. Many original doors are wood. If panels are cracked or the bottom is soft, we can replace one section or the whole door. See panel replacement.
Prewar houses are more than a quarter of the housing. Their garages tend to be small and detached, sometimes with hinged doors converted to overhead. We check the framing and use low-headroom track when needed.
About a fifth of units are in two- to four-unit buildings. A shared garage door used by several households wears faster; replacing rollers and lubricating hinges once a year keeps it running. See garage door rollers.
The state home improvement chart lists a garage door replacement as a possible permit item and a new one as a yes (mass.gov). We check with the town.
Test the auto-reverse monthly. A chain-drive opener suits a detached garage; a belt drive is quieter under living space.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
