Berkshire County

Sandisfield is a rural southern Berkshire town with many second homes. About 35% of units are seasonal (ACS B25004). Detached houses are 92% of units, two- to four-unit buildings 5% and mobile homes 3% (ACS B25024). Ninety-six percent of occupied homes are owner-occupied. Twenty-seven percent of units were built before 1940, 25% from 1940 to 1979 and 10% in 2000 or later; the median year is 1978 (ACS B25034).
The state inventory lists the New Boston Village Historic District (2022) on the National Register (MHC inventory). No local historic district is listed.
About a third of homes are seasonal. Owners who live elsewhere tell us the same thing: they want to know the garage is shut. A smart opener sends a phone alert when the door opens and lets you close it remotely. A battery backup keeps it working in an outage.
The housing spreads evenly across eras. Pre-war homes often have barns or carriage sheds; postwar homes have attached one-car garages; homes from the 1980s and later have two-car garages with insulated doors. We bring the hardware for each.
A door that sits closed for months can stick. Springs rust and grease dries. Lubricate before you leave and check balance when you return: lift the door halfway by hand. If it falls, the springs need service.
Clear snow and ice from the threshold before opening. Replace a cracked bottom seal so meltwater and mice stay out.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
If a caretaker checks the house, give them a keypad code instead of a remote, and change it at the end of the season.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
