Half of Provincetown's housing units (50%) are seasonal (ACS B25004), and the town is on the state coastal-communities list (Massachusetts CZM). Buildings of two to four units hold 41% of units, buildings of five or more 18%, detached houses 31% and attached houses 10% (ACS B25024). Seventy-six percent of occupied homes are owner-occupied. Forty-one percent of units were built before 1940, 24% from 1940 to 1979 and 19% in 2000 or later; the median year is 1961 (ACS B25034).
The state inventory lists the Provincetown Historic District (2003) as a local historic district; the same district is on the National Register, along with the Long Point and Race Point light stations and the Dune Shacks of Peaked Hill Bars (MHC inventory). In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6). Ask before you replace a garage door you can see from the street.
The Building Department page says "enforcement of the Codes begins with a proper Permit Application," and the department works with applicants so permits can be issued in a timely manner (Provincetown Building Department). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov).
With so many units in small multi-family buildings, a garage may be shared or belong to an association. Before a door is replaced, the association may need to approve color and style. We can match the existing doors on the building.
Narrow lots and old outbuildings mean small, odd openings. We measure each one and can build a door to size with low-headroom track if the ceiling is tight.
Near salt water, springs, cables and track bolts tend to rust sooner. Sand also wears the bottom seal. Coated springs, stainless fasteners and a fresh-water rinse help. See weatherstripping.
