Marion's housing is mostly detached and long established. Single-family detached houses are 96% of units (ACS B25024), and 91% of occupied homes are owner-occupied. Thirty-four percent of units predate 1940, 34% are from 1940 to 1979 and 14% from 2000 or later, with a median year of 1962 (ACS B25034). About 11% of units are seasonal (ACS B25004), and Marion is on the state coastal-communities list (Massachusetts CZM).
The Marion Building Department posts "Online Permitting Now Available" for building permit applications (Marion Building Department). The state's home improvement chart says a replacement garage door may need a building permit and a new installation does (mass.gov). When a permit is needed, we apply online.
A third of the homes are from before 1940. Their garages are often detached carriage barns or small sheds added later. Openings can be narrow, with low headers and uneven floors. We trim the bottom seal to the floor and use low-headroom track where needed. A carriage house door suits many older houses.
Homes close to the water get salt air, which rusts springs, cables and hinges sooner. Galvanized springs, stainless or coated fasteners and a factory-finished door last longer. Rinse the hardware a few times a year.
About one home in nine is seasonal. A garage that stays closed all winter can come back with a broken spring or dead remote. A garage door tune-up before summer catches worn parts.
Wide doors facing open water flex in strong wind. Reinforcing struts help, and a heavier-gauge steel garage door resists denting.
Look at the springs above the door for a gap, check that both cables are on their drums, and see whether the photo-eye lights are lit. Pull the red release cord only when the door is fully closed. Tell us what you see so we bring the right parts.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
