Palmer's housing is mostly midcentury. Forty-seven percent of units were built from 1940 to 1979, 25% before 1940 and 5% in 2000 or later; the median year is 1962 (ACS B25034). Detached houses are 63% of units, two- to four-unit buildings 17%, buildings of five or more 12% and mobile homes 5% (ACS B25024). Seventy-one percent of occupied homes are owner-occupied.
Palmer's Building, Zoning, and Inspectional Services page says the department follows the 10th Edition of the Building Code, effective July 1, 2025. It links an online permitting system on PermitEyes and a Residential Permit Requirements Checklist (Palmer Building, Zoning, and Inspectional Services). The state's home improvement chart lists a garage door replacement as a possible permit item and a new installation as a yes (mass.gov).
A quarter of the housing predates 1940. Older homes often have small detached garages with low headers and floors that slope. We level the bottom seal and use low-headroom track where the ceiling is low.
Ranches and capes from the 1950s and 1960s often have one-car garages with original wood doors on extension springs. Cracked panels and soft bottoms are common. We replace a section if one is still made, or the whole door. See panel replacement.
About one unit in six is in a two- to four-unit building. Shared garages see heavy use; plan a yearly lube and roller check. See garage door rollers.
Detached garages beside mobile homes often have a light single door. A simple opener with sensors is enough.
If the opener runs but the door won't lift, a spring has probably broken. Leave the door down and call.
For a postwar house, a short raised-panel or flush steel door in a single color usually suits it. Windows in the top section add light. If the garage shares a wall with living space, an insulated door keeps that room warmer. We bring samples to compare against the siding.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
