Boylston is a town of detached houses: 85% of units are single-family detached and 8% attached (ACS B25024). Seventy-nine percent of occupied homes are owner-occupied. Forty-six percent of units were built from 1940 to 1979, 10% before 1940 and 22% in 2000 or later; the median year is 1977 (ACS B25034).
The state inventory lists the Boylston Historic District (1979) as a local historic district (MHC inventory). In a chapter 40C district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). If your house is in the district, ask the commission before changing a garage door that can be seen from the road.
Boylston's Building Department says "Permit cards must be posted on the job site or an inspection will not occur," and inspections are scheduled through the department office (Boylston Building Department). The state's home improvement chart lists a replacement garage door as a possible permit item and a new installation as a yes (mass.gov). When a permit applies, we handle it and leave the card where the inspector can see it.
More than a fifth of the housing is from 2000 or later. These garages usually have insulated steel doors on torsion springs and openers with photo-eye sensors. If the door reverses for no reason, clean the sensor lenses and check that they face each other.
Older ranches and capes may have one-car garages with original springs and openers. A new opener with auto-reverse and battery backup is a sensible upgrade. See garage door openers.
Torsion springs wear out. When one breaks, the door gets very heavy; leave it down and call for torsion spring repair.
Replace a cracked bottom seal before winter to keep out water and snowmelt.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
