Hinsdale's housing is a mix of types. Detached houses are 79% of units, two- to four-unit buildings 10%, buildings of five or more 6% and mobile homes 4% (ACS B25024). Seventy-nine percent of occupied homes are owner-occupied. Thirty-five percent of units were built before 1940, 28% from 1940 to 1979 and 17% in 2000 or later; the median year is 1958 (ACS B25034). About 13% of units are seasonal (ACS B25004).
About one unit in eight is seasonal. Before leaving for the season, close the door, pull the opener's plug and slide the side lock. Coming back, check the seal and springs before opening.
A third of homes are pre-war. Older detached garages may have narrow openings, and the slab may have cracked or heaved. We measure each opening and can order a door to fit. If the slab is uneven, a thicker bottom seal can close the gap.
About 17% of homes are from 2000 or later. Their attached garages typically have an insulated door and a ceiling opener. Keep the photo-eyes clean and aligned; a blinking light usually means they're out of line.
In buildings with several units, a shared garage door sees heavy use. Plan yearly service. For a mobile home with a shed or small garage, a lighter door or a roll-up may suit the framing.
Grease thickens in the cold and makes the opener strain. Use a garage door lubricant made for cold temperatures, not general grease.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
A dent in one section can make the door bind as it rolls over the curve in the track. Often that section alone can be replaced if the door model is still made. See panel replacement.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
