Charlton is mostly detached, owner-occupied housing. Detached houses are 82% of units (ACS B25024) and 85% of occupied homes are owner-occupied. The median unit dates to 1985; 23% of units were built in 2000 or later, 32% from 1940 to 1979 and 8% before 1940 (ACS B25034). About 1% are seasonal homes (ACS B25004).
The state inventory lists three local historic districts in Charlton, all from 1977: Northside Historic District Central, East and South (MHC inventory). It also lists the Northside Village and Charlton Center districts on the National Register (MHC inventory). In a local district, the town commission reviews exterior changes that can be seen from a public way, which can include a garage door (MGL c.40C §5 and §6). Check with the commission before you change the style or material of a visible door. A like-for-like repair inside the garage usually doesn't change anything outside.
Since December 1, 2021, building, wiring, gas and plumbing permits "can be applied for on line" in Charlton, and you can follow the status of applications and inspections under your login (Charlton Inspectional Services). The state chart says a garage door replacement may need a building permit and a new installation does (mass.gov).
Almost a quarter of the town's housing is from 2000 or later, mostly colonials with two- or three-car attached garages. Wide doors need paired torsion springs, and when one breaks we replace both. See broken spring repair.
A belt-drive opener is quieter under a bedroom over the garage. An older opener without photo-eye reversal should be replaced. See belt drive openers.
An attached garage often shares a wall with a family room or a room above it. An insulated door with new perimeter seals keeps that space warmer in January.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
