Lancaster's housing is mostly detached and owner-occupied. Detached houses are 82% of units and attached houses 8% (ACS B25024); 85% of occupied homes are owner-occupied. Twenty-seven percent of units were built in 2000 or later, 35% from 1940 to 1979 and 20% before 1940, and the median unit dates to 1971 (ACS B25034).
The state inventory lists five National Register entries in Lancaster: the Lancaster Industrial School for Girls and Shirley Shaker Village (1976), the North Village and Center Village districts (1977) and Eastwood Cemetery (2024) (MHC inventory). It lists no local historic district, so Register listing alone doesn't add design review for a private garage door.
Lancaster's Inspectional Services takes residential building permits online through Permit Pro and says it "will result in faster processing of your application." The public can see every permit applied for since 2021 (Lancaster Inspectional Services). The state chart lists a replacement door as a possible permit item and a new installation as a yes (mass.gov).
With more than a quarter of homes from 2000 or later, many garages have wide insulated doors on torsion springs. If the door goes up crooked or one side lags, a cable may be slipping on its drum. See cable drum repair.
One home in five predates 1940, and older properties often have barns or detached garages. Openings may be wider or shorter than standard. We size the door to the opening and add bracing where an opener will hang.
An attached garage loses heat through gaps around the door. New bottom and side seals cut drafts. See weatherstripping.
Battery backup is worth adding where storms knock out power. A smart opener lets you check the door from your phone.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
