Nahant's housing is old: 53% of units were built before 1940, 36% from 1940 to 1979 and only 4% in 2000 or later, and the median unit dates to 1938 (ACS B25034). Detached houses are 71% of units, two- to four-unit buildings 15% and larger buildings 11% (ACS B25024). Seventy-nine percent of occupied homes are owner-occupied, and about 5% of units are seasonal (ACS B25004). Nahant is on the state coastal-communities list (Massachusetts CZM).
The state inventory lists the Nahant Civic Historic District (1991), Greenlawn Cemetery (2000) and Nahant Beach Boulevard (2003) on the National Register (MHC inventory). It shows no local historic district. Register listing alone doesn't put a garage door under local review.
On a peninsula surrounded by water, salt air rusts springs, hinges, track bolts and opener rails faster than inland. Galvanized springs, stainless or coated hardware and a door with a factory finish last longer. Rinse the door and hardware with fresh water a few times a year, and look at the bottom of the tracks, where water collects.
With more than half the housing from before 1940, many garages are small, detached and tight on headroom. Some are built into a slope or tucked under the house. We use low-headroom track and a wall-mount opener where there's no room for a ceiling rail.
A door facing the water takes a lot of wind. A heavier-gauge steel door with reinforcing struts resists flexing. See steel garage doors.
The state's home improvement chart says replacing a garage door may need a permit and installing a new one does (mass.gov). We check with the town.
Wind-driven rain gets in under a worn seal. New weatherstripping on the bottom and sides keeps it out.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
