Much of Wellesley's housing is prewar. Thirty-four percent of units predate 1940, the median year built is 1955, and 19% of units date from 2000 or later (ACS B25034). Eighty-two percent of units are detached homes, and 84% of occupied homes are owner-occupied (ACS B25024).
Wellesley's Permit Guide recommends "a conversation with the Town's Building Inspector / Zoning Enforcement Officer before submitting any applications", and says many permits can be filed online through ViewPoint Cloud. That is good advice for garage projects that go beyond a like-for-like door swap, such as a wider opening, a new header, or a converted carriage barn. The state's home-improvement chart marks door replacement as a "maybe" and new door installation as a "yes" (mass.gov).
The MHC inventory lists one local historic district, Cottage Street (1980), along with National Register listings such as the Hunnewell Estates Historic District (1988), Elm Bank (1987) and Fuller Brook Park (2013). Within the local district, the state historic-district law makes street-visible doors part of the commission's review (MGL c.40C §5 and §6).
Many prewar Wellesley houses have detached garages or carriage barns with low headroom and side-hinged or older sectional doors. For those, we recommend carriage-house doors on low-headroom track with a wall-mount opener. The newest houses usually come with heavy insulated doors and smart openers, where the common call is a balance issue or a cable that has frayed.
Some prewar Wellesley properties have old carriage barns now used as garages. Their openings are often wider or taller than standard, and the original doors may have been sliding or side-hinged. A custom-sized sectional door that looks like a carriage door keeps the building's character while working with a modern opener.
