Canton has added more housing recently than most nearby towns. The American Community Survey (2020-2024) shows 25% of units built in 2000 or later and a median year built of 1980; 11% are from before 1940 (ACS B25034). The mix is 56% detached single-family homes and 32% in buildings of five or more units, a large multi-family share for a suburb this size (ACS B25024). About 74% of occupied homes are owner-occupied.
Much of the newer housing has attached garages with insulated doors and modern openers, and the service calls there are different from an older town's. We see app-connected smart openers that have lost their Wi-Fi pairing, photo-eye sensors knocked out of line, and weatherstripping that has shrunk after a few winters. In larger complexes, an opener on one unit is often the same model as its neighbors, which makes parts easy to match. The older homes near Canton Center are more likely to need a full door replacement.
The MHC inventory lists two National Register districts in Canton: the Canton Corner Historic District (2009) and the Blue Hills Reservation Parkways (2003). The layer shows no local historic district in town, so the c.40C review that applies in some neighboring towns does not show up here. Still, check with the town before changing a facade in the Canton Corner area.
The town's online permitting page uses ViewPoint Cloud and says payment is by check only. It also states that online permits are not issued until all criteria are met, and that no inspection is scheduled until the permit is paid in full. The state lists door replacement as a "maybe" for a permit and new door installation as a "yes" (mass.gov).
We're licensed and insured, and we can source Clopay, Garaga, Wayne Dalton and Amarr doors; LiftMaster, Chamberlain and Genie are the openers we see most.
