Wellfleet's housing is mostly second homes and owner-occupied houses. Fifty-four percent of units are seasonal (ACS B25004), and the town is on the state coastal-communities list (Massachusetts CZM). Detached houses are 90% of units and mobile homes 4% (ACS B25024); 85% of occupied homes are owner-occupied. Forty-six percent of units date from 1940 to 1979, 14% from before 1940 and 16% from 2000 or later; the median year is 1975 (ACS B25034).
The state inventory lists the Wellfleet Center Historic District (1989), Hinckley's Corner (1998), Paine Hollow Road South (1998) and Atwood-Higgins (2010) historic districts and the Marconi Station (1975) on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't trigger review of a new garage door.
When a house is used only in summer, the garage often holds a car, bikes and beach gear through the winter with the door shut. A door that hasn't moved in months can bind in its tracks. Before opening it for the season, look at the springs and cables. If a spring is in two pieces, leave the door closed and call. A tune-up in spring covers lubrication, balance and the auto-reverse.
Wind carries salt and sand inland on the Outer Cape. Rust shows up first at the bottom track brackets and spring ends. Coated springs, galvanized track and a rinse with fresh water slow it down. Sand at the threshold wears the bottom seal, so check it each season.
Many older cottages have small wood garages or sheds with swing or slide doors. Rot at the bottom rail is common after years of damp. We can replace a door with a steel or composite one that looks like wood.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with the town first.
