Chilmark is almost all detached houses. Ninety-nine percent of units are single-family detached (ACS B25024), and 89% of occupied homes are owner-occupied. Sixty-three percent of units are seasonal (ACS B25004), and Chilmark is on the state coastal-communities list (Massachusetts CZM). Twenty-nine percent of units were built from 1940 to 1979, 14% before 1940 and 18% in 2000 or later; the median year is 1984 (ACS B25034).
The state inventory lists the Barn House (2011) on the National Register (MHC inventory). It shows no local historic district in Chilmark, so Register listing alone doesn't require a commission's review of a garage door.
With nearly two-thirds of homes seasonal, many garages sit closed for most of the year. Weatherstripping dries out, springs and cables rust, and mice nest behind the bottom seal. A visit before the house opens catches these. A smart opener lets an owner or caretaker check the door from a phone.
Detached garages and barns styled to match the house are common on larger lots. Their doors may be wood, often carriage-style. Composite or steel doors with a wood-grain face hold up better in damp air and need less painting.
Near salt water, springs, cables and hinges tend to rust sooner. We use coated springs and stainless fasteners. Rinse the lower track and brackets with fresh water a few times a year.
The median house is from 1984. Garage doors and openers from that era are near the end of their life. Replacing the opener with a belt-drive model and battery backup is a common first step.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with the town.
