Southampton has grown with newer houses. Twenty-eight percent of units were built in 2000 or later, 37% from 1940 to 1979 and 8% before 1940; the median year is 1983 (ACS B25034). Detached houses are 85% of units, attached houses 5% and buildings of five or more 6% (ACS B25024). Ninety-one percent of occupied homes are owner-occupied.
The state inventory lists the Southampton Center Historic District (1991) and the Lockville Historic District (2001) on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require approval for a garage door.
The typical house here has an attached two-car garage. Doors from the 1980s and 1990s are often thin steel with no insulation, and their openers may be chain-drive units without battery backup. Replacing both at once lets us set the door's balance and the opener's force together. See door replacement.
Some newer homes have three bays or a taller door for a truck or trailer. A tall door needs longer track and heavier springs, and the opener must match the door's weight. We size springs to the door rather than to a chart.
Springs fail without warning, often in cold weather. A door that is very heavy to lift by hand, or that rises crooked, should be left down until it is fixed.
A smart opener lets you close the door from a phone if you forget. Many models also log each open and close.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the Southampton building office.
A keypad by the door is handy for children coming home from school or for a dog walker. Choose a code that isn't the house number, and change it if a remote or code is shared beyond the family. Older remotes that use fixed codes can be replaced with rolling-code ones.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
