Lynn is an older North Shore city on the water. The Massachusetts CZM office lists it among the state's coastal communities (CZM). In the American Community Survey (2020-2024), Lynn's median year built is 1946, and 46% of housing units were built in 1939 or earlier (ACS B25034). The stock is mixed: 35% detached single-family, 32% in two- to four-unit buildings and 28% in larger buildings; 48% of homes are owner-occupied (ACS B25024).
A city where almost half the houses are pre-war has plenty of small detached garages and early attached ones, many with doors replaced once already. The common Lynn repair list follows from that: broken springs, doors that have come off track after a cable failure, and hinges cracked where the wood or thin steel has fatigued. On the side of the city that faces the ocean, salt air speeds up rust on springs and brackets. We treat that as a reason to inspect the whole hardware set, not just the part that broke.
For a new door near the shore, a heavier-gauge galvanized steel door with a good bottom seal holds up better than the thinnest builder-grade doors. We can source Clopay, Garaga, Wayne Dalton and Amarr doors.
The Massachusetts Historical Commission inventory lists no local historic districts in Lynn, but it does include National Register districts such as the Diamond Historic District (1996), Lynn Common (1992) and Munroe Street (1996) (MHC inventory). For a visible change on a house in one of those areas, it's worth asking the city whether any local rule applies.
On permits, the state's home-improvement chart lists door replacement as a "maybe" and door installation as "yes" (mass.gov).
We service and install every opener type and brand. That includes LiftMaster, Chamberlain and Genie, and a wall-mount opener can solve a low ceiling in an old detached garage.
