Middlesex County

Lincoln has a varied housing mix. Detached houses are 57% of units, single-family attached 18%, two- to four-unit buildings 14% and buildings of five or more 11% (ACS B25024). Fifty-seven percent of occupied homes are owner-occupied. The median unit dates to 1972; 14% predate 1940, 50% are from 1940 to 1979 and 22% from 2000 or later (ACS B25034).
The MHC inventory lists seven local designations in Lincoln: Woods End Road, the Grange Complex-Codman Estate and the Gropius House (1981), the Lincoln Historic District (2001), Cory-Brown-Hunt (2007), Brown's Wood (2021) and the William T. and Elizabeth Mauran House (2021). Massachusetts law lets those commissions review exterior features, including doors, that can be seen from a public way (MGL c.40C §5 and §6). Ask the historic commission before replacing a visible garage door in any of them. Minute Man National Historical Park and Lincoln Center are on the National Register (MHC inventory).
Half of Lincoln's units date from 1940 to 1979. Garages from that era are often shallow or short above the door. Low-headroom track and a wall-mount opener help, and we can source flush or full-view panels.
With nearly a third of units attached or in small multi-unit buildings, many owners share garages or follow association rules on door style.
Lincoln's Building & Engineering Department issues permits and schedules inspections for building, plumbing, gas and wiring work, and its wiring and plumbing/gas inspectors keep office hours Tuesdays and Thursdays from 8 to 9 am (Lincoln Building & Engineering). If an opener needs a new outlet, that is a wiring permit. State guidance lists door replacement as a possible permit item (mass.gov).
A new opener needs a ceiling outlet near the motor. If there isn't one, an electrician adds it under a wiring permit before we hang the opener.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service openers of all brands.
