Falmouth has many seasonal homes: 28% of housing units are held for seasonal or occasional use (ACS B25004). Detached houses are 84% of units (ACS B25024), and 82% of occupied homes are owner-occupied. The median unit dates to 1973. Fourteen percent of units predate 1940, 48% are from 1940 to 1979 and 13% from 2000 or later (ACS B25034).
The MHC inventory lists eight local historic districts: East Falmouth, North Falmouth, Waquoit, West Falmouth and North Falmouth Village (all 1975), Falmouth Village (1984), Woods Hole (1985) and Quissett (1993). State law lets those commissions review exterior features visible from a public way, doors included (MGL c.40C §5 and §6). If your house is in one of them, ask the historic commission before you replace a garage door that shows from the street. Nobska Point Light Station is among Falmouth's National Register listings (MHC inventory).
Falmouth is on the coastal-communities list (Massachusetts CZM). Salt air is hard on garage door hardware: springs, cables, hinges, rollers and bottom brackets. We use galvanized parts where possible. Rinse the door and tracks with fresh water now and then if you're close to the shore.
With more than a quarter of homes used seasonally, many doors sit idle for months. Rust and dried-out rollers are common when owners return. A tune-up at the start of the season catches problems, and a smart opener lets you check the door while you're away.
Almost half the housing is from 1940 to 1979, typically ranches and capes with one-car garages. In the districts, a wood-look or carriage house door may suit the house better than a plain panel door.
The state's home improvement chart says door replacement may need a building permit and new installation does (mass.gov).
We install Clopay, Garaga, Wayne Dalton and Amarr doors.
