Thirty-nine percent of Athol's housing units were built before 1940. Thirty-five percent are from 1940 to 1979 and 11% from 2000 or later, and the median year is 1953 (ACS B25034). Detached houses are 68% of units and two- to four-unit buildings 21% (ACS B25024); 72% of occupied homes are owner-occupied.
Athol's Building Department page says "ALL BUILDING PERMIT CARDS MUST BE VISIBLY POSTED AND ACCESSIBLE TO INSPECTORS." It adds that starting November 1, 2026, a project without a building card visible from the street is charged a $50 reinspection fee (Athol Building Department). That $50 is a Town of Athol government fee, not a MassGarage price (as of October 28, 2026, per the town page). The state's home improvement chart says a replacement garage door may need a permit and a new installation does (mass.gov). When we pull a permit, we post the card where it can be seen.
Older homes often have detached garages or converted sheds set back on the lot. Openings tend to be narrow and low, and the framing can be out of square. Low-headroom track and a wall-mount opener help when there's little room above the door. A wood door that has rotted along the bottom may be past repair; a steel door with a wood-grain finish is lighter and needs no painting.
About a fifth of homes are in small multi-unit buildings. Shared garages get more cycles, so springs and rollers wear sooner. A keypad with a separate code for each household is easier than sharing remotes.
Ranches and capes from the 1950s to 1970s often have extension springs. Each spring should have a safety cable through it. See extension spring repair.
Snow and ice can freeze a door to the floor. Don't force it with the opener. Chip the ice away from the seal or let it thaw. A new bottom seal helps. See weatherstripping.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
