Hampden County

Hampden is almost entirely detached, owner-occupied houses. Ninety-three percent of units are single-family detached (ACS B25024), and 95% of occupied homes are owned. Sixty percent of units were built from 1940 to 1979, 12% before 1940 and 14% in 2000 or later; the median year is 1966 (ACS B25034).
The Building Department page says building, electrical and plumbing permits are issued there and inspections are completed upon request; the Building Commissioner also serves as Zoning Enforcement Officer (Hampden Building Department). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We ask the department whether your job needs one before we order the door.
Three in five homes date from the postwar decades. That usually means an attached one- or two-car garage, sometimes tucked under a raised ranch with the driveway sloping toward the door. Sloped floors leave a gap at one corner. A new bottom retainer and a thicker seal close it, and we can level the door within its track. See weatherstripping.
After sixty years, many doors have had a section replaced, an extra strut added or a spring swapped for whatever size was at hand. A door with mismatched springs pulls to one side and wears the opener. We weigh the door, match the springs to it and set the balance so the door stays put halfway up.
If your opener is older than its safety sensors, or the door doesn't reverse when it touches an object, replace it. Belt-drive and wall-mount openers are quieter and suit a garage under a bedroom.
Houses from 2000 on usually came with insulated steel doors. Their first springs often reach the end of their rated cycles in ten to fifteen years.
Storms that cut the power can trap a car inside. Learn how to use the manual release, and pull it only with the door closed.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
