County
Norfolk County is suburban and owner-occupied. In the American Community Survey (2020-2024), 69% of its homes are owner-occupied and 57% of units are detached single-family houses (ACS B25024, B25003). The largest share of housing, 41%, went up between 1940 and 1979; 26% is older and 15% is from 2000 on, for a median year built of 1964 (ACS B25034). The other notable number is 25% of units in buildings of five or more, mostly apartment and condo buildings.
Five Norfolk municipalities are on the CZM coastal list: Braintree, Cohasset, Milton, Quincy and Weymouth (CZM). The rest of the county is inland.
The Massachusetts Historical Commission inventory lists 28 local historic district areas in nine municipalities, including Pill Hill in Brookline (1983), Braintree Town Center (1980), Cohasset Common (1978) and Connecticut Corner in Dedham (1975), plus 91 National Register district areas (MHC inventory). Inside a local district, state law requires a commission certificate before a street-visible door changes (MGL c.40C §5 and §6).
The typical Norfolk garage is attached to a postwar cape, ranch or colonial, and its door has probably been replaced once since the house was built. The springs on that replacement are what we expect to fail. A door with a broken torsion spring is very heavy; leave it closed. On the coastal side, add rust to the list and check the cables at the same time.
Many of these garages are under a bedroom or family room, so noise matters. A belt-drive opener is the quiet option. We install and service all opener types and brands, including LiftMaster, Chamberlain and Genie; see garage door openers.
On a 1960s or 1970s house, a typical upgrade is an insulated door in a style that suits the house. Condo associations usually set the model. We can source and install doors from Clopay, Garaga, Wayne Dalton and Amarr. MassGarage is family owned with 15 years of experience.
If a cable snaps, a door drops off its track, or the door won't close at night, call (781) 602-0737. Our emergency service page explains what to do first.
