Marshfield is a coastal town with a large year-round population and a noticeable summer share. Ten percent of housing units are vacant for seasonal, recreational or occasional use (ACS B25004). Detached houses are 80% of units and 81% of occupied homes are owner-occupied (ACS B25024). More than half the stock (53%) dates from 1940 to 1979, 13% predates 1940 and 14% is from 2000 or later; the median unit was built in 1968 (ACS B25034).
The town is on the state's coastal-communities list (Massachusetts CZM). Near the beaches, salt air corrodes springs, cables, hinges and opener rails within a few years, and plain steel hardware rusts fastest. We use galvanized parts where we can and recommend a yearly tune-up. In flood areas, the bottom section and seal take the most damage, and a panel replacement can save the rest of the door.
With one unit in ten held for seasonal use, many garages sit closed for months. Springs and openers often fail on the first use of the season. A smart opener lets an owner check the door while away.
Marshfield's building department checks permit applications "for proper construction documents, Worker's Compensation Insurance, Home Improvement Contractor registrations and Construction Supervisor Licenses, where applicable", and its Building Commissioner also serves as the town's Floodplain Administrator (Marshfield Building Department). Ask any contractor for those documents before work starts.
The MHC inventory lists the Marshfield Hills and Hatch Homestead and Mill historic districts on the National Register (2009). They are not local historic districts.
Before the season, run the door through a full cycle a few times and listen for grinding or a jerk at the top; both point to rusted rollers or a worn opener gear.
Licensed and insured. Proof of insurance, license and 1099 available on request.
