More than half of Oak Bluffs' housing units (56%) are seasonal (ACS B25004), and the town is on the state coastal-communities list (Massachusetts CZM). Detached houses are 88% of units (ACS B25024), and 76% of occupied homes are owner-occupied. Twenty-nine percent of units predate 1940, 22% are from 1940 to 1979 and 14% from 2000 or later; the median year is 1978 (ACS B25034).
The state inventory lists the Cottage City Historic District (2005) as a local historic district (MHC inventory). Wesleyan Grove - Martha's Vineyard Camp Meeting Association (2005) is on the National Register (MHC inventory). In a chapter 40C district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). Ask before changing a garage door's style or material.
The Oak Bluffs Building Department page says "Permit Applications should be made online!" and that inspections occur between 10:00 and 12:00 daily (Oak Bluffs Building Department). The town's downtown work moratorium policy limits exterior work on buildings within 0.60 mile of the post office from June 1 to September 15, and a Select Board update dated May 12, 2026 moves the start to May 15 from 2027. The state's home improvement chart says a replacement garage door may need a permit and a new installation does (mass.gov).
With most homes used part of the year, garages often sit closed for months. Before the season, lift the door by hand to test its balance and replace the remote batteries. A tune-up catches worn rollers and springs.
Close to salt water, springs and hardware rust sooner. Galvanized springs and coated hardware last longer, and a freshwater rinse helps.
Older cottages often have small detached garages with low headers. Low-headroom track and a wall-mount opener fit tight spaces.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
