Natick has 15,777 housing units. Fifty-seven percent are detached homes, 11% are in two- to four-unit buildings and 28% in buildings of five or more (ACS B25024). The median year built is 1968; 22% of units predate 1940 and 17% date from 2000 or later (ACS B25034). Sixty-eight percent of occupied homes are owner-occupied.
The MHC inventory lists three local historic districts in Natick: the John Eliot Historic District (1976), the Clark Houses (1978) and the Henry Wilson Historic District (1978). National Register listings include the Natick Center Historic District (1977), the Hunnewell Estates Historic District (1988) and the Cochituate and Sudbury aqueduct linear districts (1990). In a local district, state law puts doors visible from a public way under the commission's review (MGL c.40C §5 and §6). Inside one, a garage door change that alters the facade needs the commission's sign-off.
With more than a quarter of units in larger buildings, a lot of Natick garage work happens in condominium complexes with rows of identical doors. In the detached-home neighborhoods, the mix of prewar and mid-century houses brings low-headroom detached garages and original wood doors. In newer ones, it is mostly two-car attached garages.
Natick's Permitting page says the town uses the ViewPermit permitting and licensing system, with an online portal for searching and applying for permits. The state's chart lists door replacement as a "maybe" for a building permit and new door installation as a "yes" (mass.gov).
