Marlborough's housing splits into three rough groups: older homes near downtown, postwar and 1970s houses, and condos. The median unit dates to 1974, 21% were built before 1940 and 16% since 2000 (ACS B25034). Detached houses are 44% of units, 1-unit attached homes 7%, two- to four-unit buildings 17% and buildings of five or more 29%; about 3% are mobile homes (ACS B25024). Fifty-six percent of occupied homes are owner-occupied.
The MHC inventory lists Monument Square as Marlborough's local historic district, and three National Register districts cover Marlborough Center, Pleasant Street and West Main Street MHC inventory. Garages behind houses on those streets are often detached and single-width, with a short header that limits which door and track will fit. Under the state historic-district law, a door visible from the street counts as an exterior architectural feature (MGL c.40C §5 and §6), so we check before changing style on a Monument Square property.
Nearly half of Marlborough's units are in multi-unit buildings. For condo garages we work from the association's door spec. For 1960s and 1970s houses the usual calls are a broken torsion spring, a worn chain-drive opener or a door that has come off its track.
The city asks applicants to "use the OpenGov online portal to apply for permits", and only licensed electricians and plumbing contractors may apply for electrical or plumbing permits (Marlborough Inspectional Services). If an opener needs a new outlet in the ceiling, that wiring is an electrician's permit, not ours. Door replacement is a "maybe" on the state chart and new installation a "yes" (mass.gov).
If the door stops partway, note whether the opener light blinks.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
