Pelham is a small town with older and postwar houses. Thirty-two percent of units were built before 1940, 40% from 1940 to 1979 and 5% in 2000 or later; the median year is 1958 (ACS B25034). Detached houses are 79% of units, two- to four-unit buildings 13% and attached houses 5% (ACS B25024). Seventy-nine percent of occupied homes are owner-occupied.
The state inventory lists the Pelham Town Hall Historic District (1967) on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't require approval for a garage door.
The town's Building Permit Information page says permits are required to construct, alter, repair or demolish a structure, and also for re-roofing, siding and replacement windows. Ordinary repairs don't need a permit if the work doesn't affect structure, egress, fire protection, energy conservation or utilities (Pelham Building Permit Information). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). Spring and roller repairs are usually ordinary repairs; a new door or a changed opening is a question for the inspector.
Older homes often have a detached garage or barn. Doors may be swing or slide types, and the framing may have shifted over the years. We square the opening before hanging a new door.
Houses from 1940 to 1979 often have a one-car garage, attached or under the house. Many original tracks are still in use. Bent or loose track makes the door noisy and can let it come off. See off-track repair.
Snow and cold stiffen seals and grease. Use a light lubricant on rollers and hinges in fall.
About one unit in eight is in a two- to four-unit building. Where tenants share a garage, a keypad with separate codes is easier than handing out remotes. Test the auto-reverse each season.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
