Billerica is mostly single-family housing from the postwar boom. Half of the stock (51%) was built from 1940 to 1979, 20% in 2000 or later and 10% before 1940; the median unit dates to 1973 (ACS B25034). Detached houses are 73% of units, 1-unit attached 6% and buildings of five or more 16% (ACS B25024). Seventy-nine percent of occupied homes are owner-occupied.
The MHC inventory lists Billerica Center and the Corner (both 1990), Billerica Mills (1992) and Richardson's Mill (1994) as local historic districts. In those areas, state law treats the type and style of doors visible from a public way as exterior architectural features (MGL c.40C §5 and §6), so a new garage door may need commission approval. The Middlesex Canal Historic and Archaeological District also crosses town MHC inventory.
Thousands of Billerica homes were built in that era with one-car attached garages or detached single garages. Many have since been widened to two cars. Typical repairs are a broken torsion spring, bent track after a bump from a car and a chain-drive opener that reverses for no clear reason. That last one is often sensor alignment, a quick fix.
Houses built since 2000 usually have insulated steel doors and openers with rolling-code remotes. We service any opener brand and can add keypads or app control.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov). For doors in a local district, check with the historic commission first.
A dented bottom section from a bumper tap is common in tight one-car garages. If the dent is in one section and the door still runs, we can often replace that section alone rather than the whole door, provided the model is still made.
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair openers of every brand, including LiftMaster, Chamberlain and Genie.
