Blackstone is a small mill town on the Rhode Island line. Detached houses are 61% of units, two- to four-unit buildings 21% and larger buildings 12% (ACS B25024); 73% of occupied homes are owner-occupied. The median unit dates to 1967; 22% predate 1940, 40% are from 1940 to 1979 and 11% from 2000 or later (ACS B25034).
The MHC inventory lists the East Blackstone Village, Farnum's Gate and Blackstone Manufacturing Company districts on the National Register, along with the Blackstone Canal, all from 1995. Blackstone has no local historic district on the MHC list, so a new garage door in those areas needs no commission sign-off. Many houses there are two- and three-family buildings on small lots, with a detached one-car garage or none at all. Old garages tend to have short headers and doors that are not a stock size; we measure and order to fit.
About a fifth of homes are in two- to four-unit buildings, and a shared garage is common. Tell us which owner is booking; we change remotes and codes only for the household that asks. If two units share one door, both should agree before we replace it.
Ranches and capes from the 1950s to 1970s make up much of the rest of town, usually with one- or two-car doors. A door that bangs shut or opens crooked typically has a broken spring or a cable off the drum. Keep it closed and call for cable and drum repair or a spring replacement rather than lifting it by hand.
Older chain-drive openers are common here. When the gear goes, it can make more sense to install a new belt-drive opener with modern safety sensors than to rebuild a 25-year-old unit.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair openers of any brand.
