In Bolton, 95% of occupied homes are owned, and 92% of units are single-family detached (ACS B25024). The housing is young. Twenty-nine percent of units were built in 2000 or later, 28% from 1940 to 1979 and 12% before 1940, with a median year of 1988 (ACS B25034).
The state inventory lists five National Register entries in Bolton: the Bolton Center Historic District (1997), the Pan Burying Ground and Pan Historic District (2018), Eastwood Cemetery (2024) and the East End Historic District (2025) (MHC inventory). Bolton has no local historic district in the inventory, so Register status alone doesn't put a garage door under review.
Homes built in the last 35 years often have three-car garages with one double and one single door, or two wide doors. Insulated steel doors on paired torsion springs are typical. A spring that breaks leaves the door too heavy for the opener. Leave it down and call for broken spring repair.
About one home in eight predates 1940. Barns and detached garages on these properties can have non-standard openings, so we measure before ordering.
For a garage under a bedroom or bonus room, a belt-drive opener is quieter. A smart opener lets you check or close the door from your phone on a lot where the garage isn't visible from the road.
Under the state chart, replacing a garage door may need a permit and installing a new one does (mass.gov). We check with Bolton.
Every year, lubricate the hinges and rollers, look for frayed cables, and test the auto-reverse with a board on the floor.
On a newer house, the garage doors are often a large part of the front. Insulated steel doors come in raised-panel, flush and carriage-style designs, with or without windows. Windows let in light but add weight and cost. We bring samples and check that the springs are matched to the door's actual weight.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
